Should I take a chance and buy this 8.8 rear end?

Should I take a chance and buy this 8.8 rear end?
So I found this 8.8 rear end from a 2000 GT Mustang on Craigslist:
https://batonrouge.craigslist.org/pts/5909682617.html
It has 4.10 gears, gt500 clutches, and stock axles. It also has a nice brace welded to the main housing for extra support. The rear end had 100 miles on it with those new components and looks really nice.
The bad news is that the reason the guy is selling the rear end is because his Mustang got flooded during a flood here back in July. It happened not too long after he built the rear end up. He told me he drained the rear end, cleaned everything with break cleaner and then put motor oil on everything (I guess to prevent rust).
He wants $400 for it. Do you guys think this is a good deal? Do you think I would need to worry about rust? It's been a pain in the *** trying to find an 8.8 rear that will fit my 2000 V6 without having to cut and weld it to make it fit my car. Every rear end I come across is always for a foxbody. Very rarely do I find an 8.8 for a 99-04 Mustang, at least where I live. I don't know when's the next time I'll come across an 8.8 rear end housing that fits perfectly on my car. I also don't want a rear end that could potentially rust on the inside and end up between the gears.
Can anyone please tell me if I should take a chance buying it or to just stay away from it? I'm not exactly sure how much damage a flood can do to a rear end and I'd like to know your opinions.

Could you tell me where these better deals are? I've had my Mustang for 3 years. I found one 8.8 at a Pull A Part that I couldn't afford at the time and this one. Everything I find is either a Crown Vic or Foxbody 8.8. I can find a 9 inch for an old Muscle car like it's nothing. I can't find an 8.8 for my car locally. IDK why. I could go to Ebay and buy one from MPS Auto Salvage and spend 600-1200 plus shipping which is way too much. I don't know what to do.

If you have a good working dif and 6 cylinder,no sense knocking yourself out with buying a pricey questionable unit.If you must have one, given its history ,it would be reasonable to ask to pull the cover off for an inspection. No inspection-no purchase.
Floods can kill every component, especially if its salt water.Fresh water might be more forgiving, but I'd still be concerned.Thousands of cars, worth many times the value of an old Mustang, died here on LI during Sandy.

Well, I have great news guys. I went scouring through a couple Pull A Part junkyards around my area and I found 2 GTs. One was a beautiful 2000 GT custom-painted candy orange. The cup holders were even candy orange. I feel really bad for the owner because it got wrecked to **** and ended up in a Pull A Part. Everything was gutted on it except the rear end. I copped it for $108 bucks and that was with the rotors and stabilizer shocks. The woman at the Pull A Part pointed at the stabilizer shocks and claimed they were tie rod ends so instead of shelling out $40 a piece I only paid $6 for each stabilizer shock. LOL
I have one question though. I saw some wheel sensors connected to the hub. The wire ran into the car. I didn't have the star tool on me to take it off so I cut the wires. I looked at some other V6 cars and my own and I didn't see those on any of them, including mine. Can I just run the 8.8 on my car without them or do I need to wire that into my car to use the 8.8 rear on my car?
