Default Buying a house: Inspection/Repairs

So finally took the plunge into buying a house, been renting for the past...8 years!


Found a house in a good location, at a good price, and in pretty good shape. We just had the home inspection done, and here are the results. List is in priority.

-Roof is 17 years old. Works fine as it is, but the shingles on the south side of the house are starting to crack. So estimating a 3-5 year life on it.
-There's an abandoned swamp cooler(evaporate cooler...only used in the southwest) on the roof. It's pretty much just an eyesore they never took off.
-One window is damaged(bb gun?) and one has a broken thermal seal.
-Newly redone bedroom carpet...They half assed it I'm guessing, and there's a section missing padding, which causes the carpet to "dip down." This section is about 4 inches by 10 ft. Over time, I'm sure the carpet will tear or rip because of that gap.
-There's cracks in the stucco(very common) on a few parts of the house. Simple fix I can do myself.
-About a dozen other little things that I could finish in a weekend or two.


I'm considering asking the seller to pay to have the window and seal fixed, and $500 off the price so I can fix everything mentioned. What do you think?

Things to consider:
-I'm paying almost the asking price on the house, but they're paying all closing costs.
-It's a huge buyers market here. Usually takes houses 6 months to sell.

4 bed, 2 bath. 1300 sq ft.
In the city limits.

$125k
(Cost of living in New Mexico, including housing, is dirt cheap. That's why everyone retires here!)

well, its getting cold outside again...****in reached down to the 40s the other day.  almost can't wait for the snowy stuff............................almost i don't have a twitter account nor have i ever been to a twitter web page (update: i have), but if i ever did decide to take the plunge i will let you know by posting it in this awesome little box of text (update: not really)! i like tacos lol...though between crunchy tacos and soft tacos i cannot really say which one is better.  sometimes, the mess a crunchy taco leaves behind is a little annoying while the soft taco just doesn't have the same taste... cake is so much better than pie no, srsly.  **** pie. ****ing

so you're going to ask the seller to fix the window/seal and knock a few hundred of fthe price eh? the one thing is i'm sure you saw the window before you made your offer so i dunno if they'll go for that but can't hurt to try anyway (is the seal something you could see too beforehand?)

Well we didn't notice the window and things when we saw it, which is what the inspection brought to light. Yeah they can always say no, which won't break my heart if they do.

Nah, none of the stuff I listed was things I saw when we first saw the house. Actually had to test the window to see that the seal was broken.

You're in a hot place but make sure to look for mold and hit. When my parents were looking I didn't think that it would be a issue since the central CA is **** that **** hot, bt we saw a few that had BAD mold.
Deff go for the price knock off but make it $1K. Window repair aint the cheapest thing out there and throw the **** carpet job in their face. Doe the house have a proper a/c or just the swamp cooler? Bring that up too. Dont be affraid to walk away either. I know you've been looking for a while but since it's a buyers market you should pul on all the levers you can. Remeber this is a 30 year debt if you stay for a while.
Also: Whos "we"? eh? eh? eeeh?

Looks nice, are the windows new enough to both to try and fix, or is replacement a better option, is so ask for a couple grand to off set replacing all windows.
