IMHO it's a very good deal if he has the reciepts for the engine. If he can show the engine only has 12k miles on it, and you have a compression test run (I would IMHO), and the numbers come back well, I'd say yeah, go for it.

if you take it to reputable mechanic, I would certainly hope so. you can always request that they do one.

I'd just want to make absolutely sure that it's not a 150k mile engine, and is a 12k mile engine as he claims.

To many people will sell the 12k mile engine seperatly, and claim that their high mileage engine is the "new" one
