Building a house, need input on 3 car garage

Adding a 1 car garage on the side of the house is $9900 (plus $50 per square foot if I increase the size). Expanding the 2 car garage into 3 also increases the size of the bonus room above the garage and costs $18750. The bonus room is already a good size room that we really don't need. Not going to pay more for a room we won't use.

I would always put an additional standard door to get into the garage. I have a garage that does not have any entry aside from the rollup and it's a pain to get in there at times.
Also, I would countersink some hooks (maybe2) in the concrete. These hooks would be used to throw a chain around under the car and lock it down. I've had this idea for years so that when I go on vacation or out of town or whatnot, Then I do not have to worry about my car getting stolen out of my garage.
Another theft deterent idea is to countersink a lockable steel sleeve into the entry of the rollup door. One where you can twist and lock a steel post in the middle of the door to prevent anyone from getting your car out except for you.
