Default Cam and Timing killen 2 birds?

late model 01 Original motor with 105k hasn't had the tensioners or guides replaced yet figure its past due time to get in there and do the job. Ive heard some horror stories with the modular motor and replacement of the actual chain, do it or guides? is there a way to measure chain stretch?

Also have what I believe is a valve train tick, possibly lifters/rockers not to sure, but has been constantly getting louder.

So im leaning towards overhauling the valve train and installing a 268 or 270 comp cam but I still want streetable driving esp when I live in Boston with traffic. Preference?

I havnt heard of anyone replacing water pumps on these motors. Usually a do it anyway with timing??? anything else to replace or upgrade at the time? oil pump?
