I'm looking at a 86 to purchase however there is no title is it difficult to obtain one

its probably a dirty or salvaged car then. $50-$100 for a title depending on state

from the pics i've seen it's really clean owner says frame is straight

Do some homework on it with your local dmv. Here in md if you don't have a title its a PITA to get a new one, especially if you don't know the last owner who registered the car.
