Yea, it depends on the market a bit. I'd go with the 30k flat.

he can always list at 14 because realisticly if he lists it at 13 someone is going to try and talk him down to twelve but if he is looking for 13, which seems to be general consenious that he is going to get, he should list it at 14 so they can talk him down so they think they are getting a deal but he is the one making out not necessarily them
