It was built in 2002. The drywall in the other half of the basement is on studs. Duh on my part. Not enough Coffee in my system yet.
I kind of thought that the block should be coated on the outside so maybe the fix is just getting the ground re-sloped properly. I'm not afraid of a shovel but I'd rather the seller pay someone to come fix it rather than spent my first couple of weekends in the house fixing it.
Plus since we're doing a VA mortgage I don't know if they will allow us to close with an issue like this. I hear they're pretty particular.

Sadie is too cute, even when she was chomping on my hand at 0400 this morning. LOL. She's going to learn real soon how to sleep in her crate. Jenn's too tender-hearted to put "the baby" in there and let her calm down.

If you do proceed to get the house and what not, as the inspector about adding corrugated drain pipe about 12-18 inches under ground with a small round rock base. We had water get in out crawl space, that's what we had to do. As well as add dehumidifiers/fans under there.

The block may have been sealed..and it "wore" off or decaded. If it has to be reapply...trust me you will have a back hoe out there. You have to get down to the foundation and big enough for a man to get in there and spray/apply the coating. Most of the time it is a spray and a wrap. Kinda how a house is wrapped on the outside before the vinyl siding is applied.

Yeah, she's already won us all over including Jen's mom and dad who are totally not Large dog people. Her dad thought that Boxers were evil until he saw that little face. 5 minutes in and she was on his lap getting loved on.
Well, once we close on a house Jenn and Bryson will be staying with her parents so that Bryson can finish out the school year where he's at. Sadie and I will be moving into the new house. She will learn about sleeping in the crate then when Jenn isn't there.

LOL. I can't imagine. He is a big boy. I don't think Sadie is going get as big as Maxx. Her mom and dad were maybe 40-50lbs each.
Lets face it, despite your best intentions you've got a big baby who is going to get away with everything eventually. Very cute though, maybe BBLB can teach her to skateboard!
We tried having the dogs sleep loose each night. First time in the new house, Dobby woke up about 7 in the morning, walked 10 feet out from the bed and peed. Ruined it for the other two. We'd had her for 6-8 months and she had been house broken. Did it again with Ellie, but her problem is she wakes up and wanders around, barks at stuff, really great for sleeping.
